Complaint / Requirement

Respected Sir/Madam,

 

I am submitting this complaint with a sincere request that my identity be kept strictly confidential.

 

This is to bring to your urgent attention a serious violation of BBMP building bye-laws and zoning regulations at a newly constructed building located at:

 

5th Cross Road, Canara Bank Layout, 

Kodigehalli, Bengaluru – 560097 

(Site No. 279A – as shown in the attached photographs)

 

The building is a **Ground + 3 Floors (total 4-storey structure)** currently under construction. Based on what is clearly visible at the site, the following violations are noticed:

 

1?? **Setback and structural violations**

• The columns and floor slabs extend almost up to the edge of the road, with **no front setback** provided. 

• The structure appears to occupy the space meant for footpath/road margins and is dangerously close to roadside trees and utilities. 

• This indicates **non-compliance with the sanctioned plan** and prescribed setback norms under BBMP Building Bye-laws.

 

2?? **Proposed commercial/office use in a Residential (Main) zone**

• A board has been displayed on the building advertising **“OFFICE SPACE FOR RENT – Ground Floor & 1st Floor”**. 

• This is a **purely residential street**, designated as a **Residential (Main) Zone**, with only independent houses. 

• Allowing commercial office activity here will cause **traffic congestion, parking issues, noise disturbance and safety concerns**, affecting the peaceful residential environment. 

• It appears that a **residentially-sanctioned building** is being prepared for commercial use **without obtaining mandatory change-of-land-use and other approvals**.

 

In view of the above serious violations, I kindly request BBMP to take the following urgent actions:

 

1. Conduct an immediate **site inspection** of the property. 

2. Verify the **sanctioned building plan, land-use classification and setback compliance. 

3. If deviations from the approved plan are found, initiate strict enforcement action including notice and rectification/removal of unlawful portions. 

4. If commercial usage is not permitted, prohibit leasing for office use, remove the advertisement board and ensure that the building is used strictly for residential purpose only. 

5. Take all necessary legal measures as per rules to protect the safety, convenience and residential nature of Canara Bank Layout.

Kindly keep my identity completely anonymous in all records and communications related to this complaint, as I am only a concerned resident acting in public interest.
