This has reference to OC No.BBMP/Addl.Dir/JD South/0044/2017-18 and JDTB (BSCC)/OC/02/2025-26 dt.17-11-2025. The residentiual building by name Enessen Centreo by Silver Stream Developers and Prime One Corp in Property Khata NO.163, Sy.No.14/2.
We wonder how an OC is issued to the above residentail building when the apartments are not ready. For instance in Flat No.C501, Bathroom fittings, Kitchen, Painiting etc are still pending. The builders don't allow us to inspect and refused to share any copy of the OC. The following condtion in the purchase agreemnt is totally violated:
13) DELIVERY OF APARTMENT: 13.1) The SELLER after securing Occupancy Certificate from the plan sanctioning authorities shall intimate the Purchaser/s in writing by sending a copy of the Occupancy Certificate and to receive possession of the Schedule 'C' Apartment. The Purchaser/s shall receive possession after payment of all the amounts due and payable by the Purchaser/s under this Agreement and also obtain a Sale Deed from the SELLER in respect of Schedule 'B' and 'C' Properties within the time stipulated herein.
The Prime One Corp, the new Avatar of Smart Owner which cheated many people including us refuses to share OC copy, declines to send a tax invoice and declines to make any commitment in writing to complete the pending works within a stipulated time after final payment in advance. There are 15 complaints against the buildersin RERA. If the BBMP interacts with the buyers / investors in this property, all the 200 buyers are ready to condemn the builders.
Without examning and verifying how can a OC is issued? The builders are sucking the blood of the buyers for the past 10 years. They are cheating RERA, BBMP, Income Tax and GST authorities. If an investigation is launched, all their misdeeds will come to light. I have documnetary proof.
